In return, they ask for a post-dated check, your auto title or your tax refund. Although this may provide short-term relief, it’s an example of predatory lending because the high interest rates could end up costing you more in the long term. Read any contract before signing it, and make sure you understand the total cost of the loan, including its terms and fees.

Repair Contractor Prepayment: In this scam, your home repair contractor may ask you to sign a “direction to pay form” that allows your insurance company to pay the contractor directly, even before the repair work is completed. This can leave you vulnerable to incomplete or poor quality work. To avoid this scam, read your contract carefully and do not authorize the full payment amount until you are satisfied with the final product.

Requests for Financial Information: In this scam, a person claiming to be a government employee or disaster relief professional may request financial information, saying they need it to help you recover from a crisis. Protect yourself by never giving anyone your personally identifiable information by phone, email, text or in person without confirming their identity. For example, ask for identification and independently call the entity the person claims to work for.

If You’re Struggling to Pay Your Mortgage, Beware of Fraudsters
If you’re struggling to pay your mortgage after a natural disaster or due to other circumstances and you are facing foreclosure, be on the lookout for two common types of fraud.

Foreclosure Rescue Fraud: In such a scheme, someone may falsely promise to be able to save your home from foreclosure. The fraudster will commonly:

  • Require you to sign the title to your home over to them.
  • Ask you to sign unfamiliar documents.
  • Ask you to share personal information.
  • Charge you rent to stay in your home.
  • Offer to pay your delinquent mortgage by purchasing your home.
  • Promise that you can repurchase your home when your financial situation improves.
Fraudsters orchestrating these schemes pose as professionals and promise to stop foreclosure, often at a high price. However, they don’t deliver on their promises. As a result, you could lose the title to your home and be at risk of foreclosure.

Loan Modification Scams: Loan modification scams may operate similarly to foreclosure rescue fraud. In these scams, fraudsters collect an upfront fee and promise to work with your loan servicer on your behalf. They claim that they can obtain a loan modification that reduces your payments.

If someone other than your loan servicer (the company listed on your mortgage statement) offers you mortgage assistance, don’t provide your information.

If you are struggling with your mortgage payment, contact your lender, a certified HUD housing counselor or a housing finance agency. These trustworthy resources can present you with real options to help avoid foreclosure.

Airbnb is driving up housing costs for all of us

Americans have been on a vacation binge since the easing of COVID-19 restrictions. In particular, the vacation rental company Airbnb is thriving. Late last year, the company posted its highest-ever profits.

Meanwhile cities are seeing rising rents, unaffordable home prices, and increased homelessness. Authorities are now linking these crises in part to Airbnb — and some now are passing strict regulations.

Just as companies like Uber were once touted as a way for working people with cars to earn a little extra spending cash, Airbnb offered the promise of supplementary income for those with an extra room or converted garage.

I’ve rented several Airbnb homes over the 15 years since the company was founded. In the early years, staying in other people’s houses felt like an act of rebellion against corporate hotel chains. The privacy, convenience, and often lower cost enabled tourists with tighter budgets to enjoy family vacations that otherwise might have been unavailable.

Now, however, the market is increasingly dominated by a small number of corporate “hosts” and professional property managers — wealthy elites and corporate entities that scoop up large numbers of properties and turn big profits by renting them out to travelers.

And that’s driving up housing costs for everyone.

Stephanie Synclair, a 41-year-old Black mom from Atlanta, recently made the news for becoming a home-buyer — not in her hometown, but in Palermo, Sicily.

In spite of having a budget of $450,000 — no small sum — Synclair had no luck buying a home in Atlanta, where properties are among the most overpriced in the nation. Atlanta’s housing market is dominated by investors and cash-rich corporations who scoop up practically every home listed at $500,000 or less, many of which are then transformed into Airbnb listings for tourists.

So Synclair now plans to retire in her $62,000 home on the other side of the planet instead.

A 2017 study of New York City by the watchdog group Inside Airbnb concluded that the Airbnb model also fuels racism in the housing market. “Across all 72 predominantly Black New York City neighborhoods,” the group found, “hosts are five times more likely to be white.” But the “loss of housing and neighborhood disruption due to Airbnb is six times more likely to affect Black residents.”

To curb such inequities, New York City, which already had strict rules about short-term rentals and subleases, passed a law in 2023 requiring Airbnb to ensure that hosts obtain permission to rent out housing. If it fails to do so, both the host and the company are hit with hefty fines.

While this means potentially higher hotel costs for out-of-town visitors, it could also free up rentals for long-term residents. According to The Guardian, this may already be happening, just months after the law went into effect in September.

While cheaper vacation stays are certainly desirable for those of us who love to travel, vacationing is a privilege in the U.S. More than a third of Americans, a 2023 survey found, are unlikely to take a summer vacation. And of those, more than half say they simply can’t afford it.

A 2019 Economic Policy Institute study pointed out that “Airbnb might, as claimed, suppress the growth of travel accommodation costs, but these costs are not a first-order problem for American families.” What is a first-order problem is affordable housing.

While regulating Airbnb will not mitigate all economic injustices facing Americans — such as suppressed wages and a lack of government-funded health care — it certainly will move the needle in the right direction.

Wages are not keeping up with the cost of living. The cost of groceries, fast food, building materials, and most anything you can name has increased dramatically.

Millions of Americans are Social Security recipients. The modest increase coming in January will feel like a drop in the bucket. Every little bit helps and it will truly be a little bit compared to the financial needs of senior adult Americans.

Almost every day we see the national reports of the thousands of undocumented immigrants flooding our country, This does not make us feel very secure. Our government could stop this but they don’t. We have the ability to stop this insane invasion of America but for some reason our leaders obviously want the masses to keep coming. This is fearful. How will these people survive in America? Where will they live? Are there jobs for all these people? Is this really fair and helping them when so many of them will have to sleep on the streets of our major cities? I don’t see how. Will this invasion become the eventual end of the America we have enjoyed, without a shot being fired?

Politics is not comforting to most Americans. Who can we trust? Is anybody telling the truth? Are all politicians liars and thieves? Do they all have nasty baggage in the closet? Are there any real leaders that we can respect and admire without having to look down or look away when we mention their names? Yes, there are those we believe in but none of them are perfect and most are far from perfect. Of course, no one is perfect. This is nerve wracking for Americans, especially in such a crucial election year.

We are constantly bombarded with pleas for support. Currently it’s Ukraine. Ukraine obviously needs help. It’s difficult for us to fathom billions of dollars for Ukraine when we won’t secure our own borders and protect our own citizens. How does this make sense?

Interest rates may come down in 2024 but will they come down enough? A seven percent rate on a $40,000 car is a tough payment for many Americans. The housing market is struggling. Who can afford a $350,000 house along with a seven or eight percent loan? Obviously not many as home sales are badly slumping right now.

There is a lot to scare us in this world. Cancer, diabetes, neurological diseases, and more. When we do get sick there is the price tag that comes with waging a medical war to survive. So often, people postpone going to the doctor because they don’t want to see the medial bills and this ends up being a very unhealthy and often deadly decision. The whole scenario is fearful.

However, life is not to be lived in fear. Fear freezes us, paralyzes us, and overcomes us. We seldom move forward when frozen by fear. My hope for all of us is that we might overcome fear in our lives and dethrone the beast from ruling over us in 2024. My hope for you is that you might have the power of God in your life in such a way, that his presence will be greater in you than all the fears we are facing in the world. May you have this power in you in such a way that you will face this next year with strength and fearlessness.

Four tips to selling your home in today's market

NAPSI -- The real estate market is cooling down: Home inventory rose 9.6% between May and June. Interest rates are up. Thirty-year mortgage rates rose to 6.29% a week ago to their highest level since October 2008. And, inflation is still a problem for much of the country.

"The housing market in Illinois is showing signs of a return to normal conditions," Daniel McMillen, Head of the UIC Stuart Handler Department of Real Estate (SHDRE) said in a housing price forecast for the state to Illinois Realtors. "Prices have declined since their peak in June, sales are declining, and foreclosures are increasing. Our prediction is that house prices will continue to decline modestly over the next few months, while the number of sales will show its usual late-year slowdown."

Consequently, potential buyers are delaying their searches and home sellers are facing some daunting challenges.

But the good news is that these challenges are not insurmountable. Amanda Zachman, founder and executive director of MV Realty in Delray Beach, Florida, offers four guidelines to help you sell your home quickly—in any market.

1. Don’t overprice your home. Many homeowners hope to capture the attention of a single buyer willing to pay an inflated listing price but they end up scaring away potential buyers. And if you do attract a buyer at the inflated price, you’ll limit your negotiating power because the buyer has no competition. A better strategy is to list your home at a price equal to or slightly below market value; homeowners who do so often start a bidding war.

The lesson: "You will likely end up with a higher sales price if you begin with a lower list price," says Zachman.

According to Redfin, last month just 37.3% of homes in Illinois sold below asking price.

2. Find a good agent. Yes, you can sell your home without an agent. But should you? The answer is a decisive “no.”

Homeowners offer 6% less than the asking price of an FSBO because they believe they are entitled to a built-in discount since no agent is involved. A seasoned, licensed agent has comprehensive knowledge of the local market and will make the selling process as lucrative, painless and surprise-free as possible.

During a recent sale, for example, Zachman noticed a charge of $6,000 from a title insurance company on the closing statement. She realized that since the sellers had purchased the home less than three years ago, they could use their last policy. Her catch eventually saved the sellers $2,000.

"It’s unlikely that an inexperienced agent would have noticed this," she remarks. To assess the experience of potential agents, Zachman recommends careful research: "Do they know your area? Have they sold other homes in your area? What customer ratings have they earned? These seem like obvious questions, but they’re easy to forget when you’re eager to start the listing process."

3. Take your time. Speaking of eagerness, don’t rush to put your home on the market if it’s not ready. "Don’t list a messy or cluttered house," Zachman cautions. "You want to make sure that it’s orderly, show-ready and professionally photographed. Cellphone photos just won’t cut it."

She adds that the listing should contain all relevant information and that homeowners are prepared to respond to an offer. According to Zachman, "the most important timeframe for a listing is the first 14 days. You need to put your best foot forward so that the listing doesn’t get stale.”

4. Prepare for short-term inconveniences. Bad news for those who hate vacuuming: Your home should stay clean throughout the listing process.

“If you’re pricing your home appropriately, you can expect many showings and some will be at the spur of the moment,” Zachman points out. “But the right price leads to a fast sale, so you won’t be inconvenienced for long. Any effort you put toward mopping floors, washing windows and making beds will be well worth it.

"There are still ample opportunities for both buyers and sellers in this market," Zachman concludes. "If you follow these guidelines, you can successfully navigate through all kinds of market cycles. So, list at a reasonable price, work with an agent experienced in your market, remember that preparation is key, and expect a few inconveniences that shouldn’t last too long. Good luck!”

City of Urbana application window open for government rescue plan dollars

URBANA -- Applications for American Rescue Plan Act (ARPA) funds available through the City of Urbana are accepted now through November 16. Urbana has $12.97 million to distribute to help those affected by the Coronavirus pandemic that started in March 2020.

"The city is seeking applications for organizations that will provide services meeting the funding goals. Rather than households or businesses seeking individual assistance, applicants should be organizations who will use the funds to facilitate one of the funding goals," according to the City of Urbana website.

The goals include:

  • Public Health and Safety
  • Improve accessibility of public recreation space and youth programming
    Increase support for community violence interventions

  • Adequate and Affordable Housing
  • Reduce housing costs for those that need it most

  • Human Rights and Social Services
  • Increase availability and affordability of mental health services
    Increase availability and affordability of food

  • Economic Recovery and Development
  • Increase job training and placement opportunities
    Provide relief and support for local businesses

  • Sustainable Infrastructure
  • Invest in infrastructure to increase community health, safety, and future resilience

    In the city's distribution plan, individuals or families that need help paying rent or businesses desiring assistance covering their expenses do not qualify for the program. Instead, funding from the Coronavirus State and Local Fiscal Recovery Funds (SLFRF) program, a component of the ARPA passed in March 2021, will be given to organizations with programs that assist with individual housing or provide small business assistance. There is no minimum or maximum funding amount, and the money can be utilized to cover expenses necessary to meet the city's stated goals.

    Participating organizations can use the money for "facility investments, personnel, direct assistance to community members, internal capacity building, and administrative costs."

    Guest Commentary: You don’t have to pay a king’s ransom for a house

    Buying almost anything today is expensive because of the current supply and demand. Prices are too high on everything. Inflation is going through the roof.

    Speaking of a roof, everyone needs one over their heads. A place to live is a common need and growing dilemma.

    An elderly friend says she has had other elderly friends ask if they could move in with her? Her response is always, "I don’t want anyone else living with me," and she seems very happy.

    Having to move in with family or a friend is less than ideal and is usually a strain on all involved. Sometimes it happens. Typically, the shortest possible tenure of the residency is better for all.

    Renting is popular. Millions are renting apartments and houses. The average rent in the U.S. is $784 per month. Thirty-five percent of Americans rent. They pay just a little less than homeowners each year for their rent, maintenance costs, and renters insurance which averages $9,477.

    Renting seems like a good plan because you shouldn’t have to worry about maintenance. Remember, everybody is short staffed these days and you may wait a while before someone shows up to fix your leaky toilet. Renters routinely complain about having to beg the property owner to do maintenance. Rent is not a secure way to live. Rent costs usually increase. The owners want to make more money.

    Senior citizens rent apartments not far from where I live. They started out paying $550 for an apartment that included all the utilities. Most of them were thrilled. A lady who lives there now says they have increased the rent to $850 and she expects another increase this year. She moved out of her house that was paid for to live the so called "carefree" senior apartment life. It’s not turning out to be carefree.

    Apartment owners set the rules. They might not allow pets or even children. You won’t be able to play your radio loud and there will be limitations on what you can do to the rental property. Plus, an apartment owner can decide they want to use your apartment for something or someone else and ask you to leave. This might be improbable, but it’s possible and who needs this kind of life insecurity?

    Buying a house is expensive and this may not be for you today. New three-bedroom houses are selling for over $400,000 in a nearby Indiana neighborhood. Down the street a neighbor put his house up for sale asking $250,000 and there was a bidding war from others who wanted the property. The sellers reported they made much more than their asking price.

    You don’t have to pay a king’s ransom for a house. Years ago, I bought a four-bedroom house for $80,000 with no money down on a land contract. The interest rate was 10 percent but it was mine and when I sold it, I made $10,000 on the deal.

    A modest house on a small piece of dirt can become your castle. You can work on it along the way. Overhaul the bathrooms, the kitchen and do some painting. You can redo the floors but all in your time and on your schedule. You just need a place where you can stay warm, dry, and rest. Owning your own house is not cheap. Paying for it, maintenance and property taxes all have to be considered, but at least it’s yours. If you want, you can have a pet, kids, or loud music. You can sleep in peace.

    If you are renting, you are not alone. Most of us have rented at one time or another. I lived in an apartment for over four years. You do what works for you at this time in your life.

    Illinois rental assistance program covers up to 18 months for qualified applicants

    Illinois residents struggling to pay rent or facing eviction can find out if the state has funds or services to help.

    Teri Ross, executive director of Illinois Legal Aid Online, said programs and amounts available vary depending on the city or county. She explained the state's program through the Illinois Housing Development Authority reopened this month and will stay open until January 9, and more people are eligible than may think.

    "If you're worried that you might be above the income level, I'd make sure you check it first," Ross advised. "It's $75,000 annual income a year for a family of four. That's well above the poverty level to qualify."

    Ross added there are two major differences with the current round of state rental assistance. It will cover up to 18 months of rent, whereas past rounds covered 15 months, and the documentation requirements are more flexible. If there are certain documents you cannot access, she said you can sign a statement to attest what you're saying about your eligibility is true.

    In addition to state rental assistance, Ross noted the Court-Based Rental Assistance Program may help people who already have an active eviction case in court. She said some counties also have mediation services available to help landlords and tenants negotiate a path forward.

    "The other service that you can get is something called Eviction Help Illinois," Ross noted. "That provides actual legal assistance, advice and representation from lawyers available to people, and landlords as well, who find themselves in these precarious situations."

    According to recent Census Bureau surveys, more than 80,000 Illinois residents are at risk of eviction or foreclosure on their homes, and more than 220,000 have been unable to pay their energy bills.

    Spending more than you make isn't a good thing

    If your outgo is more than your income then your upkeep will be your downfall. A sure way to disable yourself financially is to spend more than your income.

    If your income is $2500 a month then you can’t spend $3500 a month and come out ahead.

    An old friend used to say, “You can’t borrow yourself rich.”

    We have “wants” and “needs.” Needs must always outweigh wants. We need food and shelter, transportation and basic utilities to survive.

    A person with a small income has severe financial pressure and must live on a strict budget. The person who has a lot of income still must determine a budget. The principal is the same for the person who has more income. Your outgo must not exceed your income. If you are earning $9,000 a month but spending $10,0000 you are going to end up in financial trouble.

    With a very low income even the very basic needs become a luxury. Keeping the house warm or cool is a luxury. Buying good or healthy groceries are difficult. Buying gasoline to go to work is expensive. If you have access to a credit card, the pressure is great to put basic living needs on the card but the exorbitant fees and interest of credit card companies begin to quickly intensify your financial burden.

    Your choices are few when it comes to good household budgeting.

    Let’s look at a lean budget. Let’s say your income is $2,000 a month. You can afford the following: $500 a month in rent, $250 a month in utilities, $250 a month for a used car payment and $150 a month for gasoline. This gives you $850 a month to buy food on and buy basic auto insurance. You will have to go through your state medical insurance program and apply for free state health insurance because you can’t afford to buy health insurance.

    You also have to figure out how to make more money. You have to work hard where you are and do good so you can get a better paying job. Or, you must gain additional income through a second job. With surging inflation facing our country this makes these numbers an intense strain. Consider living as close to your job as possible to save on transportation costs.

    If your income is $5,000, $10,000 a month or more. Your strategy is easier. Your main goal must be to not buy a house or a car that stretches your income to the max. You don’t need the stress. Budget so you can afford to take a vacation or have a play day. Life is short!

    Enjoy it along the way. How you budget and spend your money can make you financially unstable or you can live with a feeling of financial security.
